Blackland Prairie clay: the shrink-swell machine.
Most of Frisco, Prosper, McKinney, Plano, and Allen sits on expansive clay that absorbs spring rain, swells, then shrinks and cracks open in late-summer drought. The ground your project sits on physically changes volume every year. That single fact should drive every construction decision in your backyard, and it's the first thing cheap bids quietly ignore.
How backyards lose.
Sand, or a thin dump of base packed once, goes straight on clay. The first wet-dry cycle heaves it and the surface never sits flat again.
Our standard: excavate 7 to 9", geotextile fabric so clay can't migrate up, then 6"+ of crushed limestone compacted in 2 to 3" lifts.
Flat grading, or worse, pitched at the house, soaks the subgrade. Swelling clay then lifts the patio and stresses the foundation drainage.
Our standard: 1/4" per foot fall away from the home, French/channel drains where water concentrates, downspouts tied in, legal discharge.
Cover posts on a 4" slab or buried in dirt. Heave tilts them from below; a spring gust front works the roof loose from above.
Our standard: drilled pier footings below the moisture-active zone, engineer-sized, steel post anchors, uplift hardware in the frame.
What "built for clay" means on a True Star contract.
Build-standard specs are True Star's actual construction standard, cross-checked against line items in our completed project budgets (base preparation, drainage runs, engineering and beam items, and warranty terms appear verbatim in our contracts).
